How to Buy a Home in Central Indiana

Step 1 — Get pre-approved

Before you look at a single home, get pre-approved for a mortgage. Not pre-qualified: pre-approved. Sellers in Hamilton County expect it, and in a competitive market you won't be taken seriously without one. Sandy can connect you with trusted local lenders who move fast and communicate clearly.

Step 2 — Know your numbers

Your pre-approval amount is a ceiling, not a target. Factor in property taxes (roughly 1% of purchase price annually in Hamilton County), homeowner's insurance (~0.35%), HOA fees if applicable, and closing costs (typically 2–3% of the purchase price). Step 3 — Find the right area

Hamilton County has five distinct communities, each with a different personality and price point. Step 4 — Start touring homes

Step 5 — Make an offer

Step 6 — Inspection and due diligence

Step 7 — Closing
